Job Description:
The Commercial Title Examiner is responsible for searching, examining, and analyzing commercial title records to produce accurate title commitments and related reports. This role focuses on basic to moderately complex title orders, resolves title-related issues, and responds promptly to internal and external inquiries while meeting strict deadlines.
This position is located in office.
Essential Duties & Responsibilities
- Search and examine commercial title records and prepare accurate title commitments, reports, and final title products for basic to moderately complex orders.
- Apply underwriting standards, title examination knowledge, and company guidelines to identify matters affecting title.
- Verify the accuracy and completeness of all property, tax, mapping, and starter information.
- Organize and analyze search results to create a clear and accurate chain of title.
- Review and interpret documents affecting title, including deeds, leases, subleases, easements, liens, judgments, acreage issues, and vital statistics.
- Ensure all required maps, documents, and tax information are included in customer packages.
- Confirm appropriate search parameters and starter bases are used and updated correctly.
- Resolve moderately complex title issues and respond promptly to member and customer questions.
- Support the Searching Unit and assist with workflow needs as required.
Knowledge, Skills & Experience
- Minimum of 2+ years of experience in the title industry , preferably commercial.
- Working knowledge of real property law, title insurance practices, and underwriting standards.
- Experience interpreting legal descriptions and applying locating and mapping techniques.
- Proficiency in using real property databases and compiling accurate title abstracts.
- Strong attention to detail with excellent organizational and prioritization skills.
- Proficiency in Microsoft Office Suite and Outlook.
- Strong written and verbal communication skills; clear, professional, and business-appropriate.
- Dependable, reliable, proactive, and responsive to internal and external stakeholders.
